For Sanderson Management, owners of Columbia Place in Waterloo, ON, annual costs to operate parking garage fans at full capacity were running into the thousands. CoEng Advisors recommended installing a carbon dioxide (CO) detection system to control ventilation safely and efficiently.

In this retrofit, the CO monitoring system was separated into two zones – one for each level of the parking garage – with a total of 11 Armstrong Monitoring Corp detectors (one of them pictured on top). Creating the zones further reduced energy consumption by running only the fans needed to lower CO to a safe concentration in each zone separately. These detectors were connected back to the monitor (pictured center and below) with metal conduit for a tidy, durable installation of the full system.
CoEng Advisors also obtained a $3,400 incentive for Columbia Place from the utility company as part of their service.

Demtroys Technology will save you 20-30% on heating costs. Implementation takes 1 week and is the least invasive heating control technology to install. As a wireless-based mesh network technology it allows for a low cost modernization strategy of old heating systems. Starting at $650 per unit installed, it applies to both gas and electric heat buildings. Buildings as small as 20 units can see exciting ROIs with this solution.
APPLICATION AND PROCESS
The Demtroys System determines a heat allowance per zone according to outdoor temperature. The tenant’s heating system is then controlled for allowable run-time over a fixed period based on two factors: 1) Outdoor temperature measured at that time, and 2) Heat loss as modelled by Demtroys for that specific zone in the building. The Demtroys control ensures tenant comfort is never jeopardized.
The main control unit is typically located in the electrical room of the building and wirelessly manages the building’s heat by zones. The zones are determined by the location in the building e.g. top floors that face south west, bottom floors that face north east, etc. The number of zones and the location in the building are determined when the building is assessed by Demtroys.
